Fixed Fee Conveyancing
We deliver a high-quality fixed fee residential property conveyancing service without charging you a high fee. We are firm believers in transparency and that is why we have a fixed fee model in place. All our fees are fully transparent, and you do not have to worry about hidden costs and additional charges when you are working with us.
The quote you receive is the conveyancing fee you pay. If any additional work is required, due to unforeseen circumstances, we will tell you and schedule a discussion with you first. We believe in taking our clients into confidence.
Unlike some other conveyancers, we do not provide you with a quote and then charge hidden fees after you have instructed. Some firms charge fees such as ‘acting for lender’ if you are purchasing property with a mortgage. This is considered a legal fee and not a disbursement. Fees such as these may range from £75 to £150. At Regent Law, we do not charge such fees while offering premium conveyancing services to our clients. Our quotes and fees are 100% transparent.

Indemnity Insurance Cover
We are covered by professional indemnity insurance which provides a cover of £3 million over your transaction. This means that you are fully protected by us, the SRA and our indemnity insurers.
No Move No Fee
We operate a ‘No Move No Fee’ Conveyancing Service which means if you do not exchange and complete on your property purchase or property sale, we will not charge you a legal fee for the work completed to date. You will only be responsible for the disbursements you have incurred, such as paying for property searches.
Completion in 3 to 6 weeks
Unlike other firms, we do not have high caseloads and that helps us complete matters as quickly as required. On average, firms will take 8 -12 weeks. We will beat this timescale if our client requires it.
Typical Timescales
Timing of your conveyance will depend on several factors but, on average, a residential property sale takes between 8 to 12 weeks. If you are in a chain, the timing of your transaction is likely to need to coincide with the other parties in that chain.
Key Stages, Sales Process:
- Receive your instructions, identification and other necessary details
- Prepare and send sale documentation pack for buyer’s solicitor
- Apply and supply assignment/management pack (leaseholds only)
- Initial contact with lender (if redemption of mortgage is involved)
- Respond to enquiries by buyer’s solicitor
- Finalise contract for signature & confirm completion date
- Exchange contracts
- Complete sale, redeem mortgage(s) and transfer proceeds of sale as necessary
Exchange of Contracts
In England and Wales, both parties involved in a property transaction can still change their minds and pull out of the deal until contracts are formally exchanged. In conveyancing, our aim is to exchange contracts as quickly as possible to make sure this does not happen to you. Once the contracts are exchanged, you are offered some form of protection should the other party pull out.
